Ambiente UFH is supplying and supporting the installation of hydronic underfloor heating across multiple plots at Eastbrook Village, the first neighbourhood within the Milton Keynes East (MKE) expansion led by St James (Berkeley Group). The chosen system, AmbiTak, delivers quick, tidy installation on EPS insulation with robust pipe fixing and edge to edge heat distribution through a screed layer – ideal for modern, low‑temperature heating strategies and heat‑pump‑ready homes.
Technical Snapshot
System type: Hydronic UFH, in‑screed (AmbiTak)
Pipe: 16mm multi‑layer/PEX to spec; typical circuit ≤ 100 m
Insulation: Laminated EPS (≥ 25 mm typical)
Fixings: Barbed tacker staples via speedgun stapler
Centres: 100-200mm per room load
Screed: Fibre‑reinforced sand/cement or anhydrite to engineer’s thickness
Controls: Wired or wireless stats; app control available
Compliance: Designed to current Part L guidance and best‑practice UFH standards
Scale and pace: Large volume of plots with tight handover sequences.
Build‑ups vary: Mix of floor finishes and insulation depths across house types.
Future‑proofing: Deliver reliable performance with low flow temperatures and compatibility with renewable heat sources.
Quality & coordination: Minimise rework and keep screed teams moving.
AmbiTak in‑screed UFH – AmbiTak is a fast, flexible in screed system. Pipework is fixed directly to EPS insulation using barbed tacker staples fired from a Speedgun stapler. Pipe centres follow the provided design (e.g.150/200 mm), enabling accurate layout and uniformed heat spread.
Speed: Fast install times that suit multi plot programmes.
Accuracy: System supports neat, repeatable serpentine/snail patterns.
Robustness: Barbed staples resist pipe lift during screeding.
Versatility: Works with a range of top finishes (tile, LVT, engineered timber, carpet with underlay).
Efficiency: Excellent contact with screed for even heat spread and low operating temperatures.
Floor finish (tile/LVT/engineered timber or carpet with suitable underlay)
Levelling compound or decoupling layer (as required by finish)
Sand/cement or liquid screed (thickness to engineer’s spec)
16mm UFH pipework fixed via AmbiTak staples at designed centres
Laminated EPS insulation board (≥ 25 mm typical)
Separating layer / VCL (as required)
Structural slab/sub‑base
Room‑by‑room heat loss: Each plot designed to calculated loads with circuit lengths kept within manufacturer limits.
Manifold strategy: Manifolds positioned to shorten pipe runs and simplify first‑fix.
Controls: Zoned per habitable space
Interfaces: Clear hold‑points with screed and floor‑finish trades; edge insulation and movement joints detailed on drawings.
QA: As‑built loop maps, pressure‑test records and commissioning sheets provided per plot.
Staple‑fix speed: Specialist staplers and barbed clips maintain fix integrity during traffic and screed pour.
Clean logistics: Palletised boards and pre‑picked room packs reduce site clutter.
Screed‑ready: Screeders receive clear datum levels; perimeter strips and penetrations pre‑detailed.
Comfort: Even, edge‑to‑edge radiant warmth with fewer hot/cold spots.
Energy performance: Low flow temperatures that pair well with heat pumps and modern boilers.
Programme certainty: Faster laying supports sequential trades and helps hit plot handover dates.
Future‑proofing: High‑efficiency emitters aligned to Part L targets and future decarbonisation.
INSTALL AT THE OVERSITE STAGE – WHY IT HELPS
Installing UFH at the oversite stage streamlines installation: clear floors allow straight runs on insulated substrates, easy pressure testing, and quick handover to the screed gang, often in a single visit. This preferred sequence (groundworks – insulation – UFH – screed) reduces clashes, keeps trades off each other’s work, and protects pipework sooner under the screed. Net result: faster plots, fewer delays, tidier sites, and an efficient, low temperature heating system ready for commissioning.
